With all the praises to Allah (SWA), I am
much delighted to submit this report after completion of two months Internship
in KEARI Limited. “A Study on Marketing Mix
of KEARI Limited in the Real Estate Business” is the topic of this internship
report. For the preparation of report, I have taken helps from different books,
reports, brochures, internet, articles, websites etc. Moreover Corporate
Executives and different concerned Professionals also helped me a lot whenever
I was in need.
I
would like to extend my deepest gratitude and heartfelt thanks to my honorable
supervisor Mr. Md. Masrurul Mowla,
Assistant Professor, Department of Business Administration, IIUC for his
positive supports, sincere cooperation and suggestive guidelines during the
entire Internship phase.

Assistant Director, Department of Business Administration, IIUC for helping me
to get a internship placement in KEARI Limited.
Thanks to Mr. Syed Saifur Rahman, Assistant Manager, Sales & Marketing,
KEARI Limited for ensuring my internship placement in Sales & Marketing
Department and helping me to conduct Internship and report writing under his
direct supervision. I am also grateful for his very unparallel efforts and
helps, teaching me marketing and Promotional tactics and giving access to the most
important data for my Internship report.

Executive Summary
This Internship
study was done for the partial fulfillment of MBA program from IIUC. For this very
requirement I got placement in KEARI Limited for two months Internship.
This internship report focuses on
studying Marketing Mix of KEARI Limited in Real Estate Business.
KEARI Limited is a renowned
name in the field of construction and real estate, having nationwide
operations. The company is in the field of business since 1966 and has a
portfolio of projects in both residential and commercial areas of Bangladesh.
Two sources of data and information
have been used widely for preparing this report. Primary sources of data
included face to face consultation with clients and company high official,
Manager and the Executives. Secondary sources of data included report, Real
Estate Directory, database and company publications.
After Analyzing, I found that the company offers quality
and economical buildings. There are basically three major clients - Domestic users, Industrial users and others; Upper income class people comprised 60%, middle
income class comprised 24% and other professional comprised 16% among these
clients.
It is to be noted that because of
current political condition, there is seen gradual decline in the market demand
for KEARI limited products. The main strength of KEARI Ltd. is its economical
and quality products.
Above that, after carefully studying the
Marketing Mix of KEARI Limited, the key findings of my report about 4ps are
summarized below
KEARI Ltd
mainly offers commercial and residential products i.e. shop, business towers,
apartment and flats.
Price of the
products of KEARI limited is reasonable and economical. The pricing strategy differs
because of distance of places from main market area, demand of the land owner,
governmental tax etc. The price is mainly affected due to the flexibility of
the raw material of the product.
Place is
selected taking in account about convenience of the client and public. Market
and business areas are main target for their place selection.
Company mainly focuses on textual ads
than visual which is a limitation of company I analyzed during my internship
period.
SWOT
of the company was analyzed and resulted Company’s
strength as Economical price, brand
name and goodwill of the company; some weakness as no concentration low
budgeted group, no training department; some opportunities as brand can be made
stronger, can capture the small budgeted group of people as great opportunity
to penetrate market, can increase lines of business & some threats as
increment in competitors, political instability were found.
Thus for solving those problem, the
necessary recommendations are given. Some of the main recommendations are to
offer product to the middle and lower level of the client, Luxurious products
should be offered to make it a strong brand etc. Various price offerings for
variety of products can make KEARI a desirable organization for prospective
clients. KEARI limited should expand their business in various business cities
like COX BAZAR, SHYLLET, COMILLA, FENI etc. KEARI limited should give focus on
visual ads like advertisement in TV, magazine frequently. KERAI limited should
increase incentives for sales force.
Finally on overall accounts, it
was concluded that 4ps of KEARI Limited lacks effective combination of product
offering types, pricing strategy is good and business areas are to be selected
for better place and visual promotional tools to be used.
The firm will get an overall picture
on Marketing Mix (Product, Price, Place and Promotion) of their organization in
Chittagong City through this report. I also mentioned some recommendations
against those problems of Marketing Mix. Hopefully, these recommendations will
prove to KEARI Limited as some assistance while making any decision related to its
business.
